Public Notice - Proposed Sale of Land for Less Than Market Value

The Municipality has received and approved a conditional offer to purchase two small, undeveloped, and un-serviced parcels of land adjacent to Cameron School in West Coleman as part of an initiative to support economic development and create residential opportunities. These parcels, resulting from previous partial road closures, would be sold at $2.10 per ft², totalling approximately $17,850 and are currently valued at $2.65 per ft². 

Given the nature of the parcels, they are primarily beneficial to adjacent property owners for expansion purposes. Any related fees, including legal costs, consolidation and survey costs would required by the applicant.

This sale aligns with the Municipality’s objectives to facilitate development and maximize local opportunities.

Petition Deadline:
If you wish to file a petition regarding this sale, you must do so by April 6, 2025.

How Land Sales Work

The Municipality offers land sales for various purposes, such as residential, commercial, or community development. While we don’t always have active listings, we encourage inquiries and applications to purchase municipal land. Every request is evaluated based on municipal guidelines, community needs, and the specifics of the application.

Municipal Lands that are actively being sold by the Municipality will be advertised publicly as per the Municipal Government Act.

General Guidelines

Fair Market Value: Land sales are based on the assessed value of the property, as determined by provincial standards.

Application Process: Anyone can submit an application to purchase municipal land. Applications are reviewed in the order they are received.

Transparency: Any sale below market value (assessed value) or involving public parks, recreation, or exhibition grounds will be advertised, providing opportunities for public input.

Common Land Sale Opportunities

Tax Forfeiture Lots: Properties acquired through unpaid taxes. Properties of this type are sold at Public Auction, which is advertised province-wide at least 40 days prior to the auction.

Unused Municipal Parcels: Remnant lands or undeveloped parcels with potential for residential or commercial use. 

Road Allowances: Portions of unused municipal roadways often used for property expansion or resolving encroachments.

Steps to Purchase Municipal Land

  1. Review the Application Form: Ensure you understand the process and requirements.
  2. Submit Your Application: Provide all required information, including the purpose of your purchase, any development plans and the $250.00 non-refundable application fee.
  3. Evaluation: Applications are reviewed for compliance with municipal needs and land-use plans.
  4. Decision: If approved, further steps may include rezoning or development permits.
